White patches on polished concrete are usually efflorescence - soluble salts migrating out of the slab with moisture. Fix it by neutralizing the acid-soluble salts with a dilute mild-acid wash, then re-polishing through 400/800 grit with fresh diamond resin pads, and finally sealing the slab with a penetrating densifier and a topical guard. If the white haze comes back within weeks, the underlying cause is moisture - usually from under-slab vapor or a leaking pipe - and you must fix the water source or the efflorescence will return no matter how often you polish.
Not every white patch is efflorescence. Diagnose before you treat.
| Symptom | Likely cause | Test |
|---|---|---|
| Powdery white, wipes off with finger | Efflorescence | Scrub with water; reappears when dry |
| Cloudy film, does not wipe off | Densifier residue | Scrub with neutral cleaner |
| White hazy patches under lights | Under-polished scratch pattern | Look at 15 degrees; see scratches |
| Crystalline spikes near joints | True efflorescence heavy | Acid fizzes on contact |
| White circles under potted plants | Water deposits | Vinegar removes instantly |
Once you confirm efflorescence, strip the bloom off the surface.
Do not use muriatic acid on polished floors - it etches the gloss and you will have to re-polish the whole slab.
After the bloom is off, the slab is open again. Re-polish through the sequence to close it:
Use fresh pads at 800 and above - worn pads leave a haze that looks like efflorescence and confuses the diagnosis. A matched resin pad set gives even scratch removal across the whole floor.
Efflorescence returns when water moves through the slab. Find and stop the water.
Not structurally - it is surface salts. But it ruins the gloss and signals a moisture problem you should not ignore.
Burnishing spreads the salts into a cloudy film. You must remove the salts first, then re-burnish.
About 6-8 hours: 1 hour strip, 4 hours resin sequence, 1 hour cleanup, 1 hour final burnish.
A penetrating densifier and topical guard slow it dramatically. Surface film sealers can trap moisture underneath and make it worse.
White efflorescence on polished concrete is a surface symptom of moisture moving salts out. Strip the bloom, re-polish through 800/1500/3000 with fresh resin pads, densify, and fix the water source. JOY TECH supplies matched resin pad sets for re-polishing jobs and burnishing pads for the final gloss.
