Average response time: under 24 hours

Yes - grinding is the correct fix for a peeling garage sealer. You cannot recoat over failed sealer; the old film will keep delaminating and pull the new coating off with it. Strip the failed sealer with a PCD tool such as the PCD coating-removal trapezoid, then diamond-grind through 30/40 and 60/80 to open fresh concrete. Wait 24 h, test moisture, and apply a breathable penetrating sealer or a thin epoxy that is compatible with garage traffic. Most sealant failure comes from coating an unsealed, wet slab - fix that before recoating.
Before you grind, understand why the sealer failed. You are about to spend a day grinding; do not repeat the same mistake.
| Failure pattern | Likely cause | Fix before recoat |
|---|---|---|
| Peels in sheets | Applied on wet slab | Moisture test, use vapor-tolerant epoxy |
| Wears off in tire paths | Wrong sealer for hot tires | Use hot-tire-rated polyurea |
| Cloudy / hazy | Too much sealer, not buffed | Thin coat, buff in |
| Stains from oil | Not a true sealer, a wax | Use penetrating epoxy silicate |
| Cracked in slabs joints | Slab moved under rigid coat | Use flexible coating, cut joints in |
Acrylic sealers, epoxy sealers and polyurethane sealers all respond to PCD tooling. Do not try to strip them with plain diamond - you will glaze the segment and waste a set.
For small garages (20-30 sqm) a walk-behind is overkill. A 125 mm angle grinder with a 6-PCD cup wheel strips the floor in 3-4 hours.
After PCD stripping, the slab looks bare but still has a thin polymer film in the pores. Run 30/40 metal-bond diamonds to open the surface, then 60/80 to even the profile. This is the key step most DIY crews skip - they PCD-strip and immediately recoat, and the new coating bonds to the leftover film instead of concrete.
Edges need the same treatment. A hurricane cup wheel on an angle grinder profiles the perimeter where the sealer was thickest against the wall.
Now that the slab is bare and profiled, choose a sealer matched to the failure cause.
Wait 24 h after grinding, run a moisture test, then coat within 48 h. Do not park cars in the garage for 7 days after recoat - tire heat softens uncured epoxy.
No - a floor buffer with abrasive screens will take days and leave residue. PCD grinding is hours.
0.1-0.2 mm after PCD. If you still see sheen, do another 30/40 pass until the whole slab is matte gray.
If the sealer is fully bonded and not peeling, a new coat of the same chemistry can go over it. If it is peeling, flaking or clouding, strip it.
With a 480 mm walk-behind and PCD: 2-3 h strip, 1 h diamond grind, 1 h cleanup. Half a day total.
Failed garage sealer is not patched over - it is ground off, the slab is re-opened, and the right coating is reapplied. PCD does the stripping, diamond does the profiling, and moisture testing prevents the next failure.
