Average response time: under 24 hours

Maintain polished concrete by burnishing the floor on a fixed schedule: weekly for high-traffic retail, monthly for commercial offices, quarterly for residential basements. Use a 1500-2000 RPM burnisher with a burnishing pad, sweep or dust-mop before each pass, and deep-clean with a neutral pH cleaner every 3-6 months. Most polished floors do not need re-polishing for 5-10 years if burnishing is consistent. Re-polish only when scratch removal cannot be fixed by burnishing - usually after 3-5 years of traffic.
Polishing is a one-time material-removal process. Burnishing is ongoing mechanical heat that re-compacts the surface and restores gloss without removing concrete.
| Floor type | Daily | Weekly | Monthly | Quarterly |
|---|---|---|---|---|
| Retail (foot traffic) | Dust mop | Burnish | Deep clean | Inspect pads |
| Office lobby | Dust mop | - | Burnish | Deep clean |
| Warehouse aisle | Sweep | - | - | Burnish |
| Residential basement | Vacuum | - | - | Burnish |
| Restaurant kitchen | Scrub | Burnish | Strip & recoat guard | Inspect joints |
Not all burnishing pads are equal. Match the pad to the traffic and the gloss target.
For a polished retail floor, a dry wool burnishing pad gives the highest gloss and handles daily foot traffic without loading. For a warehouse, a diamond-impregnated pad is faster.
Bad burnishing creates swirl marks that look worse than the dull floor.
Plan on 500-800 sqm per hour for a 20-inch burnisher. A 2000 sqm retail store takes 3-4 hours weekly.
Every 3-6 months, burnishing is not enough. Deep clean:
Burnishing cannot fix:
When re-polishing, use fresh resin pads at 800/1500/3000 and finish with the same burnishing pad. Most commercial polished floors need a touch-up re-polish every 3-5 years.
No. Burnish dry. Wet burnishing loads the pad and creates streaks.
Every 2000-4000 sqm, or when they start leaving streaks. Do not wait until they are worn flat.
1500 RPM for maintenance, 2000 RPM for restoration. Above 2500 RPM you risk burning the pad.
Yes - a burnisher brings up the gloss on cured acrylic sealers too. Use a softer pad.
Polished concrete is not set and forget. A fixed burnishing schedule, matched pad choice, and quarterly deep clean keep the floor glossy for 5-10 years. Re-polish only when burnishing cannot fix scratches or stains. JOY TECH supplies burnishing pads, wool pads and resin re-polishing pads for the full maintenance cycle.
