Blotchy polished concrete is almost always uneven porosity - some areas absorbed densifier, others did not, and the gloss differs. Fix it by re-grinding the whole floor to 800 grit, reapplying densifier evenly, and running the resin sequence again. Use flexible resin pads such as resin floor polishing pads and make sure densifier is flood-applied, not brushed in patches. Do not try to fix blotchiness with more sealer - that makes it worse.
Polished concrete gloss depends on a uniform surface density. When densifier absorbs unevenly - because the slab has patchy porosity, trowel marks, or dried densifier in spots - those areas polish to a different sheen. You see it as light and dark patches.
Blotchiness cannot be spot-fixed. You must re-grind the whole floor so the surface is uniform again. Drop back to 800 grit, re-apply densifier at the recommended rate, let it dwell, then polish through 1500 and 3000. The second densifier application evens out the porosity that caused the blotch.
| Cause | Fix | How many grits back |
|---|---|---|
| Densifier streaks | Re-grind, re-densify | 800 |
| Porosity patches | Extra densifier on porous areas | 400 |
| Trowel bands | Metal grind to flatten | 150 metal |
| Water marks | Re-polish dry | 800 |
The most common cause of blotchiness is uneven densifier. Flood the floor with a micro-floor broom, keep it wet for 20 minutes, and never let it dry in puddles. A ceramic transitional pad worked into the densifier spreads it evenly and opens pores at the same time.
For persistent porosity patches, a copper-bond transitional pad opens dense trowel bands faster than straight resin and evens the surface before the final polish.
A: No. Sealer makes blotch worse because it pools in porous areas. Fix the density, not the top coat.
About one extra day for a 500 sqm floor: re-grind to 800, re-densify, re-polish to 3000.
Usually yes - uneven densifier application or skipped grits. Sometimes it is the concrete itself (patchy pours), but good technique hides it.
No. It stays, and often gets worse as the densified areas stay glossy while porous areas dull.
Blotchy polished concrete is a porosity and densifier problem, not a finishing problem. Re-grind, re-densify evenly, re-polish. JOY TECH supplies the resin pads and ceramic transitionals for blotch repair; send us a photo of the patches for a recommended drop-back grit.
